We've recently renewed our lease contract at Pavilions at Pebble View in Dallas, TX, and the reason is because we love this place. Since we came to ask for information about the leases, the staff has been really kind to us. They are so professional and enthusiastic about their job. Moreover, the apartment complex is such nice place. We love the park area inside the complex because you don't need to go out for a run, and the lake makes it to look even prettier. Also, when we submit a work order, they come to fix any issue very soon.
Recientemente renovamos nuestro contrato con Pavilions at Pebble View en Dallas, TX, y la razon es por que amamos este lugar. Desde el momento que vinimos a preguntar por informacion para la renta, todo el personal ha sido muy atento con nosotros. Ellos son muy profesionales y entusiastas con su trabajo. Ademas, el complejo de apartamentos es muy bonito. Amamos el parque que se encuentra dentro de el porque no tienes que salir para ir a correr, y el lago lo hace lucir hasta mas bonito. Tambien, cuando pedimos que se arregle algo, vienen a arreglarlo enseguida.

Overall, we have reached out to management regarding our individual dwelling, amenities and overall safety of the complex numerous times. There has been issues with exposed wiring on electrical boxes for lamp posts, dog excrement with worms, mold, sidewalk flooding, trash i.e cigarettes/broken bottles (it took 3 emails for them to pick up 1 bottle of glass due to them picking up partial parts but leaving some near a stroller) etc., and light sockets. There also have been leaks from the porch above us into our window by our front door. We have been polite and have provided adequate time regarding our concerns. However, adequate accommodations have not been met nor has a timeline or detailed plan been provided as requested. The only consistent answer we’ve had is the manager will get to you (from the assistant manager) and then they have not talked to us further. This has been ongoing for months. Quite frankly, we are at the point where we would love to leave if we could afford it.

Worst management company in the business. I was an employee for 2 months after they took over my property and it was a complete nightmare. I got a job with another management company and relocated. Upon moving to a new city, I quickly realized Willow Bridge has a bad reputation in this city as well. Stay away from any apartment that is managed by them. There are far better options. Their unprofessionalism, lack of communication, and drama within the workplace creates a hostile environment for anyone who lives/works at their properties.

Moved into Parkside One Esterra in Redmond. The property looks great on the outside. When we moved in, there were bugs in the apartment kitchen. When reported to the leasing manager, they were like we can't do anything and you should move in and stay, and we can try to fix it over the week. How can you tell the residents to move in to a bug infested property.

The pest control is scheduled for after 4 days. They told us to use the kitchen in another vacant apartment and stay in our apartment. Is this what someone would like to call home? We sleep in some apartment which has bug infested kitchen, and we cook in some other apartment which has dust in all other areas. We paid full rent for these days as well, then why should we be suffering. And that too because your employees decided not to do their job properly.

The apartment was not cleaned at all. We had to take out an undergarment which probably belonged to one of the previous residents from the washer. The bathroom sink has visible hair stuck in the drain.

On top of that their attitude is we don't care. The Regional Manager is not even considering our issue as priority. We have been trying to reach out to them but they don't even care to reply.

We had to delay the delivery of new stuff that we had ordered just because we couldn't put our existing stuff at its right place because there are bugs.

This is one of the worst decisions we have ever made in our life. We highly regret deciding to move in to Parkside One Esterra, Redmond.

Willow bridge recently took over my complex and only gave us a week notice to stop using a payment app called flex. In fact they didn’t even give us warning I had to personally email to see if it would still be an option . Now we have a week to completely rework finances and pray we make all of rent on time. They aren’t even offering us leeway with when rent is due or bypassing late fees for a financial transition that should have a month warning atleast. It was like pulling teeth to even get any proper replies through the email they gave us. Already off to a horrid start.

Willow Bridge was contracted to manage the re-branded Cottage Living in Conroe, TX upon its purchase by Christopher Todd of AZ from Cottage Green, the developer mid October 2024. The community is nice, the people are nice, the office staff are nice (I'm sure they lease lots of apartments) but this is a community of stand alone cottages with a target market of an older, affluent tenant most likely downsizing from home ownership. We don't have debt and we don't pay bills without support substantiating the balance due.

Three weeks after the sale and the back office operations are still not fully in place.

Conservice was contracted to handle allocated expenses, but the property manager hasn't notified any tenant about this. Conservice bill details are to be sent USPS (yes, you read right, in 2024 they're using USPS). I've checked in with my friends in the community and none of us have received anything from management or Conservice, but we all have balances owing on the tenant portal. The property manager's response when questioned is that you need to login into Bilt via the portal to see the details.

(Bilt is yet ANOTHER service contracted... to market you a Mastercard for paying your rent, getting your rent on your credit report and earning airline points for paying rent. Mind you, the terms and conditions of Bilt allow them to data harvest you HARD, charge you any fees they like (and change the fees anytime) and they've had multiple data breaches in recent times. Boomer age tenants are typically NOT interested in these millenial-targeting apps. We understand that nothing is free and we value our data privacy.)

There is no communication to the tenants from the management other than to tell us the bills have been posted to the portal. When pressed about the use of USPS for Conservice, I'm told the manager has been doing this for 10 years and never seen then email a billing (yet my last apartment, which I detested, also used Conservice and we received email billing details mid-month for the fees due on the 1st of the next month). Translation: This is the level of service Willow Bridge has contracted from Conservice.

Some of the other reviews take Willow Bridge to task for added fees and that seems to the new 'norm' in rentals: Valet trash $35/mo, the cost of dumpsters and pick-up service allocated to the tenants, submetered water allocation, amenities, etc, etc, etc. and every time a fee is allocated, there's typically a fee attached to it for the privilege. This isn't just Willow Bridge...the whole industry decided you wouldn't notice until you've already signed the lease and, frankly, they were right.

I'm sure most renters under the age of 50 won't care about any of the things I'm writing, but if you're older and feel you've reached the point in life for a more relaxed existence but don't want to be trapped in the over-55 communities (with their service/activity add-ons totaling $500+/mo), I'd advise you to avoid Willow Bridge managed properties based on my experience with them so far.
