This is the worst management company I’ve ever encountered. I’m disabled I lived at Encore at Buckingham from 3/2015 until 1/2025. I cleaned the apartment they said my deposit would be mailed in 30days. Well they then said they were going to deduct for a gas bill. The gas bill has been in my name since 2015 but someone from their company called Atmos Energy, said they would be responsible for the bill from 11/2024 until the present which was their mistake. They refuse to call Atmos so I called them had them to fix Encore mistake but they still refused. Kathy Riggins and Consuela Villalta were not trying to hear anything! AtMos contacted them and they still refused. I called upper management but they are just like Ft. Knox guarded. So Consuelo emailed said they were going to send another check overnight but I never received it. Then she said they had the wrong apt number. On March 6 she said she was sending check 254 overnight, it never made it. On March 10 I contacted her she said it was mailed sent me a copy of the tracking number. Guess what they had a tracking number but USPS never received the package up until this day! I tried to contact Consuelo today but she never responded. My next step is to seek legal counsel because I’ve had to endure a lot of pain/suffering behind all this back/forth and I’m under the doctors care. I guess all they care about is saving a dollar but it belongs to me. The CEO of Westdale Management never responded I guess he’s too rich and they don’t care how the little people are treated.

Westdale Asset Management Company bought Encore at Buckingham in late October or took over November 1, 2024. The people they have working in the office is incomplete, ruthless and liars. I put in a notice with the previous company to move October 31, 2024. They called and asked me two days was I still moving on that date and I told them no. So they said the new people would give me an extension! I went into the office asked the lady could I move December 31 they said yes. Now all
Of sudden they have amnesia and said I was supposed to move November 1, 2024 if that was so why didn’t I get an eviction! I’m under the doctors care and I’m
Disabled! They are putting me through so much instead of giving me my deposit. Mark Kolb advised me on February 15, 2025 that they paid a $200 Atmos Energy bill for me. I told him how that because I lived there 7years and when I moved out I had them to cut it off in January 2025. The bill was supposed to be for November and December. So I told him I was going to call them. Mark told me not to he was going to call them. I told him I’m calling because this concerns me. I called Atmos they explained that someone from Atmos called and told them that Encore would be responsible for the billing starting from November 1, 2024. I explained to Atmos I moved out January 3 and I had it discontinued. So when I tell Mark he said that they were going to deduct their money from my deposit refund! I asked him how that’s their mistake not mine! He need to be talking to whoever called Atmos and Atmos Energy. So I called Atmos back spoke to a supervisor and she understood! She said it would take them 24 hours to reverse the charges! So I told Mark what they said he said he would have to wait and get a bill. I received the deposit check on Tuesday February 18, 2025 and I told Mark I was going to cash it! I deposited into my account so he stopped payment on it and it’s pending. He tells me they have to issue another check deducting their money gas bill. Now the next day Atmos Energy sent Encore an email stating the charges were reversed but that’s still not acceptable to them. They refuse to own up to their mistake and they keep wanting to make it about me! Ms Riggins email me on Friday and say they will not allow the charges to be reversed causing me more mental and physical distress. Then she says a dumb thing like Atmos Energy will not allow us to open an account in your name! That’s stupid because the account was already in my name but they will allow you to transfer charges into another name which is what happened! In order for Encore to change it in their name they had to tell their apartment credentials which is how they got the bill in their names!
I’ve called Joe Beard, President and Chief Executive Officer, Evan Griffith Chief Operating Officer, Ken Carlson Chief Investment Officer and Trevor Bert the Chief Financial Officers! None of these people seem to care about the little people but I promise I’m
Going to make noise if it’s the last thing I do. They are not going to take advantage of me because I’m disabled and they think I’m stupid! I lived at Encore for seven years and have never had this type of stuff happen! But if they don’t give me my deposit it’s going to cost them a whole lot more! No judge on this earth will side with them and the proof is in black and white!

I want no stars but have to select 1 to post the following!

I have been a loyal tenant of Lakeland Grand Apts in Lakeland ,Fl 33812 for over a year now. The property manager Heather has a nasty attitude and talks down to her employees and tenants. This has been witnessed by myself and other residents and other employees on multiple occasions. She has 2 wonderful ladies Holly and Kayla that assist in the office, and actually do most of the work from what I can tell while she hides in her office and does not interact with her tenants or prospective tenants. In fact, I thought Holly was the property manager until I met Heather a couple of months ago as she has never been visible when I have visited the office.

As many of you have know we in Florida have been hit with back to back hurricanes, Helene and Milton. So Florida has now been declared a national disaster area and cleanup has begun. Today when I got home, I received a $75 fee notice that was assessed because my son took trash out after keeping it in the house over 5 days due to the compactor not working or full (trash compactor was not working prior to the storm). In the year I have been here almost every other week trash is piled up outside the compactor on the ground and the maintenance men have to clean it up. I always tell my son if trash is on ground do not put ours out! Take it somewhere else or bring it back. But today 10/14/24 he was on way to work in rental vehicle so he set our box out anyway. And I came home to a picture of the box and a $75 fee. Now I would understand if my box was the only one on the ground but it wasn't. There was a mountain of trash outside the dumpster and the maintenance men were throwing in the compactor. Not opening and looking for names to asses the fee to them, they were throwing them in dumpster as fast as they could. With all this that being said, my husband went to the office to discuss with Heather, and immediately was given attitude and did not want to discuss.

I have brought up many issues with neighbors regarding trash and dog poop bags outside the door across from mine and having to walk out and smell it everyday. She did nothing about it. The neighbor now takes trash out and its always leaking nasty crap all over the walk ways, and sometimes I have seen the neighbor drop trash on sidewalk and not pick it up but I get a $75 fee for 1 amazon box with my name on it, during a national disaster? That is not right and I have followed all rules. So if the hundreds of bags of trash that was piled up is being thrown away as quick as they can, because the maintenance team does not want to deal with it longer than they have to, then how does she fine those people?

There was never any communication about a fine being assessed with putting trash out. And, with all due respect, receiving a letter like this about a fee and it not being outlined in the early communication frustrated me and my husband, and, yes, his tone was direct, but regardless of his attitude/tone, her being representative of this property should have not responded back to my husband they way she did.

Horrible property management company that needs to be shut down! Look at what they did to a father and daughter in Dallas- they wrongfully entered their apartment, stole ALL of their property and threw it all away! They are not making their mistake right, instead they accused the father of counterfeiting because they found clearly marked “play money” from the daughter’s toys. Sick company that is full of greed, not only shut down this company but out the owner or executives in jail where they belong!

Horrible company. Rented from a property of theirs in Florida, and they are roach infested. Huge maintenance issues upon move in day one. They sent my account to a collections agency after I never received a letter that they keep claiming I received. Then say there's nothing they can do about it. Had a lady named Nezila call me, then hang up on me when I responded to what she had just said.

If you see Westdale, run. They are slumlords and don't care.

I will never rent from this company. No compassion. They are always raising their rent. Cant rent on a 3 months basis unless you want to pay that extra 50.00 a month. The worse ones to ever rent from. I lived here for 17 yrs and never in my life have I had this much problem. Never again.
