Uptown Dallas Properties has a solid reputation! I have been renting the same efficiency apartment for over 14 years. It is a quiet little place attached to a small family owned apartment community in Park Cities. Since Scott Wilkinson and his crew stepped in to begin managing the property in 2016, the quality of living has increased immensely. Not only has the maintenance crew for Uptown Properties become a more reliable source for the property, arriving consistently to every call, but the property management has evolved by taking great care towards renovation and added amenities. New washers and dryers, updated parking security, and a new facelift for the iconic pool area keeping its well known vintage look! Cedar Lodge is a 70 year old property with a wonderful history and community that keeps the people wanting to stay for years accumulating! It's home! Scott, Andy and Kelly have made the experience that much more dear by expressing themselves as an easygoing support staff, ensuring they care enough to make some wonderful and necessary changes!! Here's to professional minds and compassionate hearts!

This company is a disaster. They're being bought by TVE leasing and did not give us notice ahead of time, we just received emails and texts asking tenants to sign up for the new portal. The communication we have received since has been unprofessional.
They insisted that we needed to create a new portal with the new company, then proceeded not to cancel rent payments scheduled on the old portal causing us to pay rent twice. Then they refused to reimburse us for the full amount we were charged. DO NOT USE UPTOWN OR TVE LEASING THEY ARE SKETCHY FOLKS.

Absolutely shady business practices. The only reason why I didn't give one star is because their maintenance guy actually fixed issues in the house.

I have rented from this company for about 2 years. I started the year of COVID and started struggling the day I moved in. To those of you that have negative reviews… they may not be perfect and no one or company is perfect. Kelly and Scott do have a heart and that trumps everything else. Because of my struggles I am sure they would never rent to me again but I would search them out if they would. They sent maintenance in immediately when I had problems and took care of my issues quickly. We’re there issues getting things fixed, of course. But, they kept sending maintenance out till it was fixed. I managed apartments for 10 years and understand how hard of a job it is. Dealing with people and their homes, it’s not easy. Plus, the management company has to get approval by the owner to spend money on their property. Most property owners are disconnected and only want to reap the benefits of the asset and don’t really care about the humans living there. This group has exercised care, kindness and patience. This is the kind of company I would want taking care of my property. Thank you Scott, Kelly and staff!

They deliberately didn't tell me until the very last minute about an extra fee they were going to charge in order to squeeze more money out of me. If they had told me about this fee WEEKS prior, I would have been able to plan my schedule accordingly to avoid it. They waited until it was too late for me to change my schedule despite already knowing my schedule weeks prior to inform me of a fee. I hope those 20 dollars were worth it.

We bought a condo in Uptown for our daughter when she started her work career. When she moved to Atlanta, we listed the condo with Uptown Dallas Properties, and were very pleased with their service. They are quick to respond to emails, easy to get on the phone and very supportive of their clients. They represented us through several tenants and some minor repairs. But they really came through after the freeze in February 2020. A pipe just outside the front door froze and burst, and the unit had significant water damage. They quickly got involved, and prevented us from having greater damage. We brought in a contractor to make major repairs, and Uptown worked well with them to get us back in shape as quickly as possible.

Our daughter is now moving back to Dallas, so we will no longer have a contractual relationship with Uptown. But I doubt she will stay there forever, and if the condo becomes open again, we will definitely go back to Uptown Dallas Properties. I can recommend them without any reservation.

Atrocious company. Wouldn't send me my rental checks claiming their bank froze their account and wouldn't send owner packet and told me to go look it up on their website then changed the password so I couldn't. Charge more than 5 times the going rate on repairs. Nasty rude and unethical and kept my rents!

10/13/21 update:
Tenant finally moved out and we inspected the home. We have items missing from the home that were there when we turned over the home and keys to Uptown Dallas Properties. UDP did the make ready of the home prior to putting it on the market for rent. In the pictures UDP put on Zillow, it shows our property missing. We believe UDP staff stole our property during the make ready and cleaning process. UDP refuses to take any responsibility or resolve this matter.

Warning - Do not do business with Uptown Dallas Properties.

Home Owners Beware!!! DO NOT let this company provide property management services for your home.

We thought we hired a professional property management company, but in the end what we ultimately got was an expensive rent collector versus property manager! I would suggest you look elsewhere for property management services and save yourself the headache!!!

We are out of state property owners. We hired Uptown to find/place a tenant, make ready and provide maintenance/management services including coordinating with home warranty. We used Uptown for 1 yr and 9 months.

Here is a list of issues we experienced:

1. We asked for a home inspection to be done on our property at least 3 times but was ignored. We have not had an inspection done since Uptown took over management, they refused to acknowledge the request. Even the tenant told us they were surprised no inspection has been done.

2. We asked for Uptown to send their maintenance team to go to the property to check the dishwasher tenant complained about and was ignored.

3. Tenant says the flood lights in front of the house were reported as not working, we were not notified they needed to be repaired. Uptown ignored.

4. Uptown sent and executed a new 12 month lease to the existing tenants without consulting with us first. An email was sent to us after the fact. This is a difficult tenant that Uptown placed in our home.

5. After Uptown renewed the lease without asking us first, they canceled management services and threw their hands up and left us with a mess because they didn't want to deal with the tenant and the home warranty. This is unacceptable!!!!

6. We are very displeased with the lack of communication, unprofessionalism and cancelation of service during the holidays and end of year without prior notice.

7. Since October we have been managing the property, scheduling maintenance, and communicating with the tenants. Uptown even refused to refund their property mgmt fee for the month of October for services they did not provide.

8. Uptown said they canceled the property management services due to home warranty, which we've had since the beginning but all of a sudden it was a problem. The communication was so poor with the tenant that we provided an 8-step outline for management of the tenant in an attempt to assist due to the lack of management and to instruct on how to best communicate service matters as the tenant expressed being so dissatisfied to us. Instead of Uptown calling the tenant, they just kept sending emails back and forth and copying us instead of a phone call and/or going to the property to check on things. Just poor communication and management.

9. We rarely if ever heard from the owner/property manager. In the nearly two years, we talked to Scott maybe 3x max. Uptown maintenance usually sends emails, everyone there rarely picks up the phone to call you if ever. No one answers the phone when you call either.

10. Uptown never provided us with the move-in inspection sheet for the tenant, documents, or our keys to the property when services were canceled.

As a home owner, if you hire a property manager to manage your home and tenant you should not have to communicate with the tenant directly and handle issues yourself. If you do, you may as well manage the property yourself and keep your money!

As a Property Owner, I want to send kudos to maintenance! Andy been awesome to work with. He always responds quickly to my emails and follows through promptly on the maintenance request from my resident. It’s a burden lifted having him on speed dial & there vendors are reliable, quick, & do an honest job in my experience.
