Tenant finally moved out and we inspected the home. We have items missing from the home that were there when we turned over the home and keys to Uptown Dallas Properties. UDP did the make ready of the home prior to putting it on the market for rent. In the pictures UDP put on Zillow, it shows our property missing. We believe UDP staff stole our property during the make ready and cleaning process. UDP refuses to take any responsibility or resolve this matter.
Warning - Do not do business with Uptown Dallas Properties.
Home Owners Beware!!! DO NOT let this company provide property management services for your home.
We thought we hired a professional property management company, but in the end what we ultimately got was an expensive rent collector versus property manager! I would suggest you look elsewhere for property management services and save yourself the headache!!!
We are out of state property owners. We hired Uptown to find/place a tenant, make ready and provide maintenance/management services including coordinating with home warranty. We used Uptown for 1 yr and 9 months.
Here is a list of issues we experienced:
1. We asked for a home inspection to be done on our property at least 3 times but was ignored. We have not had an inspection done since Uptown took over management, they refused to acknowledge the request. Even the tenant told us they were surprised no inspection has been done.
2. We asked for Uptown to send their maintenance team to go to the property to check the dishwasher tenant complained about and was ignored.
3. Tenant says the flood lights in front of the house were reported as not working, we were not notified they needed to be repaired. Uptown ignored.
4. Uptown sent and executed a new 12 month lease to the existing tenants without consulting with us first. An email was sent to us after the fact. This is a difficult tenant that Uptown placed in our home.
5. After Uptown renewed the lease without asking us first, they canceled management services and threw their hands up and left us with a mess because they didn't want to deal with the tenant and the home warranty. This is unacceptable!!!!
6. We are very displeased with the lack of communication, unprofessionalism and cancelation of service during the holidays and end of year without prior notice.
7. Since October we have been managing the property, scheduling maintenance, and communicating with the tenants. Uptown even refused to refund their property mgmt fee for the month of October for services they did not provide.
8. Uptown said they canceled the property management services due to home warranty, which we've had since the beginning but all of a sudden it was a problem. The communication was so poor with the tenant that we provided an 8-step outline for management of the tenant in an attempt to assist due to the lack of management and to instruct on how to best communicate service matters as the tenant expressed being so dissatisfied to us. Instead of Uptown calling the tenant, they just kept sending emails back and forth and copying us instead of a phone call and/or going to the property to check on things. Just poor communication and management.
9. We rarely if ever heard from the owner/property manager. In the nearly two years, we talked to Scott maybe 3x max. Uptown maintenance usually sends emails, everyone there rarely picks up the phone to call you if ever. No one answers the phone when you call either.
10. Uptown never provided us with the move-in inspection sheet for the tenant, documents, or our keys to the property when services were canceled.
As a home owner, if you hire a property manager to manage your home and tenant you should not have to communicate with the tenant directly and handle issues yourself. If you do, you may as well manage the property yourself and keep your money!
