People here who have had horrible experiences: sue them in housing or small claims court, the law is on your side not theirs. Learn tenant law. get in touch with free help like El Centro legal de la Raza, Oakland tenants Union or Causa Justa. It's very inexpensive, but you do need evidence. When you move in take photos. They cannot deduct anything for wear and tear like painting or carpets, those things get worn out naturally. Shady landlords like this will always take your security deposit! Just to see if it sticks and most of the time it does because people don't know how much the law is on their side.

I lived at 422 9th Ave, a property owned by Trinity SF. I had a great experience working with the leasing agent, who had my application approved within 24 hours and I was able to sign the lease the day after I viewed the apartment.
I moved into a newly remodeled unit, so there was a few times maintenance came by to finish up with the electrical and plumbing to meet city inspection. The one time the dishwasher started leaking, maintenance was there in less than an hour and had it fixed. Wayne, the property manager is very kind and worked with me to make reasonable accommodation for my emotional support animal. It's a great area and I had a positive experience living here for one year.

UPDATE #2: RENT ANYWHERE ELSE. Despite spending $275 for cleaning, $100 for carpet cleaning, and hours repairing an unrenovated 1970s apartment I lived in for 7 years and paid nearly 200k in rent for, Trinity Management Services charged me nearly $500 for cleaning and painting. Have a look at the photos I posted. Think I owe them $500? I now have to waste more time suing them in small claims court--which I will do. Please do yourself a favor and do not do business with these people.

UPDATE: "The most unethical landlord in San Francisco." I advise anyone considering renting with Trinity to look elsewhere. The apartments are overpriced and the management company is unethical and dishonest.

After nearly 7 years in my home at 2132 Stockton, I made the decision to move, rather than continue renting with Trinity Management Services. As a person with a disability, this has been indescribably stressful and challenging. Trinity had no issue trying to bully me and gouge me for rent as a loyal tenant, so I have been losing sleep about what the "chargeback fees" for moving out will be. Therefore I have spent several hundred dollars painting and repairing the apartment before vacating. Receipts and photos of my empty home have been posted below.

After posting my Yelp review and speaking with a lawyer and a Rent Board counselor, Trinity was suddenly willing to negotiate without forcing me out on the street for 3 days, but still above market value and with the new addition of paying for water. I found a gut renovated 1 bedroom with an office and bay views nearby for what they wanted to charge me for my junior 1 bedroom that hasn't been updated since the 1970s.

This review is mainly for Kevin Harris. He has been amazingly sweet and helpful for this past year and a half we've known him. No matter if my husband and I would come to him with strange requests, he would be ready to help us. It was always a delight to see him in the office or lobby, and he is very open with cracking jokes and making people happy. Our time at Trinity wouldn't have been the same without him. Thank you Kevin!

Our overall experience at the 1190 Mission Trinity property has been positive. The apartments are well laid out (decent size for two people, but depends on the person perhaps). The location is relatively close to the financial district, and although the route goes through a rough patch, it lasts only two blocks. Maintenance has regularly been prompt and courteous with requests. The gym has a good variety of equipment. The front desk security has been friendly and kind. The new courtyard and garage are nearing completion and will be open shortly. And lastly but equally important, when our 1 year lease term was up, we smoothly rolled into the month-to-month pay system under the same rent amount. We have had a great time living here at Trinity.

I recently had a great experience with Trinity. I was locked out and left my keys at my parents house, the property manager, Mo Hakimi, let me borrow a set of keys until my parents sent me my current set. People always complain about the lock out fee, but that is only during off hours, like 2am. If you arrive during regular hours and left your keys, they will let you in with valid ID into your apartment.

Overall my unit at Trinity Place and the common areas are clean and well maintained, I don't know what everyone else is complaining about, you'll get similar treatment at any other company.

When I went to move out due to COVID was told that trinity had a new policy over the phone for breaking their lease. They raised the rate to 2.5 months(1 month notice, 1.5 months rent) during the COVID crisis since a lot of residents wanted to move out.

After I moved out I was given a detailed list of what I would have been charged for and made sure to get it signed by the property manager on site. They added extra charges to my bill anyway and told me the sheet isn't holistic. I was told by the property manager:

"The bottom area is to identify items that may not be covered in the line items. Since the carpet is indicated, we do not add a note about it"

Rental agreement seems arbitrary, trash is $70 a month, and residents are disgruntled and are trying to move out.

When moving in I was told by the leasing agent to lie on my rental application to qualify to rent the apartment.

I wouldn't lease with them again.

Trinity's mission statement says "Striving to deliver great customer care consistently" This is 100% a LIE.

I applied and got approved. After I wanted to add my partner which Teri Woodworth she stated that I was not able to add my partner after the contract was signed. Which it is strange because if my wife is pregnant and I am already approved, should I leave her on the street because she doesn't have good credit? It doe not make sense. I asked her to please escalate the case and she said "your partner did not qualify, period". That is a very unprofessional reaction. She also stated that I needed to pay, even though I have never been in the building and I don't have the keys. Her emails did not include directions of whats the next step. She was all cut and dry on her messages. Again, she is NOT the kind of person that STRIVE to help others as their mission statement.

I emailed Terri 2 times that I wanted to talk with her manager and she ignored my messages until 4 days later.

I have call the leasing office since Thursday until Sunday and they only send messages. I have called more than 7 times and they have emailed to the office more than 7 times and after 4 days, I got and email from Teri stating that they cancelled my application. Which is good but still I have not receive any call from a manager, which is what I have been asking for.
Also I have mentioned to the customer service that I wanted to talk with the building manager Robert Lalanne and he has not called me. Very irresponsible.

Teri also said that because they are working from home, they are not allowed to talk. Are you kidding me right now? We have exchanged so many emails. I could have saved a lot time in emails if at least she would have called me. Still as of today they, including management, have ignored my request

Horrible experience.

BEWARE- read all the negative reviews on the leasing company and their apartments before you sign a lease. I NEVER GOT MY DEPOSIT BACK. I rented at 350 Union. Everything was fine in the beginning - they're happy to take your money. When it became time end my lease, I got very delayed responses. I emailed my leasing agent almost 2 months before my intended move-out date. No response. I gave written notice to a general apartment email address I found on their website. A few days later they gave me a form to fill out. I returned the form a few days later. They NEVER mentioned that the return date of the form was a required as your "official notice", and when I contact them a few months later to inquire about my security deposit, they point to this "requirement" which was never communicated to me. This "requirement" is also not on my lease. I was in contact with Abel Geronimo until he just stopped responding.
