This is the kind of quality and maintenance you can expect from the builders and staff of sunridge management group. The door frame was not square and the door was too tight to close because a corner of the door was contacting the frame, maintenance proceeded to fix it by un securing the lock plates in the picture. This vent and others were literally like this the day I moved in and this is a newly built apartment, I was the first tenant ever. The soap holder just fell off one day and was replaced at an angle so the soap always fell off. Management had told me that they replaced the carpet after move out every time no matter what, but come to find out they charge you for it. How is that fair at all? No matter the condition, even if I’d never set foot in the apartment the carpet would get replaced and I would be responsible: this happened and Crosstimbers in Greenville TX

Unprofessional and Retaliatory Management Practices at Bell Tower Apartments

First, Natalie and Angel are solid employees and happy to assist with anything you need. I have no complaints whatsoever about these ladies.

I have lived at Bell Tower Apartments since January 2022, and my experience with the management, particularly Lannae Evans and her colleagues at Sunridge Management Group, has been disappointing. Throughout my tenancy, I made several good faith complaints regarding significant issues, including excessive noise disturbances and illicit drug use by other tenants. These formal complaints were submitted between December 2022 and March 2023, and again from August 2024 to December 2024. While these issues were eventually resolved in March 2023 and December 2024, respectively, the management’s response was far from professional.

In February 2025, I received a letter from management stating that my lease would not be renewed. The reason provided was that I had “made too many complaints and threatened legal action.” This explanation raises serious concerns about the management’s practices, as it appears to be a clear case of retaliation for exercising my rights as a tenant. Under Texas Property Code § 92.331, landlords are prohibited from retaliating against tenants for making good faith complaints regarding health and safety issues. My reports were made in accordance with these protections, making the decision not to renew my lease both unprofessional and, in my view, unlawful.

I have explained to management several times that I am patient, direct, and understanding of the fact that they have a business to run and other tenants to assist. Unfortunately, the lack of professionalism on their part eventually caused me to lose my patience and temper—something I can admit. In contrast, Lannae’s conduct was far from professional. When I inquired about the towing policy, she responded with unnecessary attitude and sass, stating that “it’s posted in the front office!” This is false—I have lived here for years and not once have I seen this policy posted. Lannae also advised me to review the contract regarding conduct, which is ironic given that she could benefit from doing the same.

Lannae’s behavior suggests a double standard—I am expected to follow the rules strictly, yet she doesn’t hold herself to the same standard. I am a direct person, and it’s clear that’s something she’s not used to handling. For context, I served in the Marine Corps and have dealt with enough attitude to recognize unprofessionalism when I see it. Management’s tendency to mistake my candidness for attitude is both unfair and unprofessional.

I strongly advise potential renters to reconsider signing a lease at Bell Tower Apartments. Management’s apparent disregard for tenant rights, coupled with their willingness to engage in retaliatory actions and unprofessional conduct, reflects poorly on Sunridge Management Group as a whole. It’s disappointing to see a lack of accountability and professionalism from those responsible for maintaining a safe and respectful living environment.

Finally, there is no need to send me FOUR copies of a Non Renewal Letter. Two were given to me on my door, the other two were delivered in my mailbox weeks AFTER I received the initial two notices. This is an attempt at being petty by Lannae and her colleagues. Again, the non renewal notices were for me making valid, good faith complaints and seeking legal action; both of which are my right as a tenant.

I am compelled to express my profound disappointment regarding the unprofessional conduct exhibited by the staff at Pine Oaks. As a long-standing resident with no history of complaints, missed payments, or lease violations, my experience has been nothing short of alarming.

The current staff is driving residents away, including those who have called this place home for over 20 years. The notices left on doors are not only inaccurate—lacking correct building numbers and addresses—but also constitute a blatant violation of current lease agreements. Should these matters escalate to court, the evidence would undoubtedly be dismissed as invalid due to their incompetence.

It is evident that the staff lacks the necessary training and understanding of property management, as well as a basic grasp of professional conduct. Furthermore, when approached in the office, staff members openly disparage their predecessors, which only exacerbates the unprofessional atmosphere.

The residents of Pine Oaks deserve a management team that operates with integrity and professionalism.

Update

Subject: Ongoing Issues with Pine Oaks Management

I am writing to highlight further incompetence from the management team at Pine Oaks, specifically regarding the handling of my recent review and subsequent eviction notice.

After posting my initial review, I received a call from the property manager, who attempted to argue against my feedback and requested its removal. I refused to comply. Subsequently, on 11/12/2024, I received a letter on my door giving me 30 days to vacate the property. This letter inaccurately claimed that I was a former employee of the previous rental company.

I have already sent an email seeking clarification and requested the regional director to contact me, yet I have received no response. This lack of communication and accountability is unacceptable.

I worked hard to get the job at Bella Vista Apartments.

It saddens me that the management group fails to train - I tried to learn on my own and I asked for training that I was promised.
So of course, there were errors!
When calling my Supervisor I felt as if I was bothering her.
She also, felt a need to go behind my back and ask employee if there were any issues after the assistant retired.
I would think to be professional she should have talk to me instead, of trying to get information from employees that we had a great working environment.
I was salary and work 11-12hrs a day because, I was so dedicated in doing my job.
Compliance treated me like a child in emails used Capital letters. As if that was suppose to teach me.
Every time the VP came to property she was always working on her other properties.
Come to find out they told new manager that I didn’t retain the training. What training!

They have Grace Hill Training - I am a firm believer that it should not only be for employees but, for the management group as well.

I am glad I quit on my own terms

The most unprofessional staff I have ever had an interaction with. I am not a resident that has ever had a complaint, and missed payment, or lease violation. So this isn't a review of an upset resident that didn't get their way. The staff at Pine Oaks is driving all of the residents to leave. Even the ones that have been there over 20 years. The notes they leave on the doors aren't even legal. They do not have correct building numbers or addresses and they violate the residents current lease. If they were to go to court it would be invalid. They have zero education on how to properly run a property, and no knowledge of what professionalism is. If you do go speak with someone in the office they speak ill of the previous office staff. VERY unprofessional and the management company should have zero tolerance for employees with such unprofessionalism.
