Wish I Could Give Negative Stars!

I lived in a 3x3 unit at 2626 E. Park avenue Tallahassee, FL. 32301 from 2019 to the end of 2023. For the first two years, it was fine, but RR Living Property Management took over, and everything went downhill.

First, the pool was green and filthy for months. Maintenance requests were rarely addressed. The rent payment process changed multiple times, each adding an extra "convenience" fee, even though there was no alternative way to pay. The dumpsters were always overflowing, and we were forced to pay for valet trash service, which often didn't happen. When pickups were skipped, raccoons would get into the trash, leaving a mess in front of our door.

Pest control was a joke--wasps, spiders, and mosquitoes were everywhere. The property itself was neglected, and after a storm, my roommate's and neighbor's cars were damaged by falling branches they'd requested be trimmed. Management refused to take responsibility, calling it an "act of nature."

When it came time to renew our lease, they tried to charge us for a newly renovated unit price without actually renovating our unit. They also wanted an additional security deposit despite us already living there for three years. The alternative they offered was an apartment in the far back for $100 more, which we refused.

When we moved out, we paid the prorated rent and were told the only additional charges would be for any unreported damages. However, months later, I was blindsided with an almost $2,000 collections notice after they had already used our $1,200 security deposit. They were charging for damages caused by their ignored maintenance requests and carpet that was already old when we moved in.

This has negatively impacted my credit, and I've been in a dispute with collections ever since.

I want to share my experience at Pearl Point in Rockport, TX. On Friday, March 1, at approximately 4:00 in the afternoon I walked into the leasing office. I was feeling pretty desperate. I had just declined signing a lease for an apartment that was not in the condition I had been led to expect. I had also sold my camper that morning. I was literally homeless and did not know where to turn. I met Brittany and ask if she had any first floor apartments available. She ask when I wanted to move in. When I said “today” and explained my predicament; she went right to work. By 5:30 I had toured a beautiful apartment, worked through the application process and had the keys to my new home. To say that the staff were accommodating is nowhere near adequate. They went above and beyond. I am truly grateful. I have been a resident for two weeks. I am very impressed and I am loving my new home. Thank you.

No one ever picks up the phone at their San Marino property. EVER.

I have e-mailed and called numerous times and not one acknowledgement. Still waiting on a deposit refund since our move-out in January. They're so "nice" until you move out. They nickel and dime you for EVERTHING (trash, deliveries, notification for deliveries, nonsense, etc). Add the fees up and include them in your rent before signing a lease. Visitor parking is far from the apartments. "Security" is just window dressing. Literally a parked vehicle to "deter" criminals. There are LOTS of better options in the area that are more professional and responsive. The property manager blows. Kiss your deposit good-bye.

Their Stillwater, OK property, “5iftyOne at Tradan Heights” bribe their tenants for good reviews so I would take those 5 stars on that property with a grain of salt. Not to mention, offering compensation for 5 star reviews is a total FTC violation. Management at the property is terrible. They are discriminatory against their tenants and refused to renew my lease because of an ESA form for my dogs using the excuse that they’re “aggressive” with no proof but a voicemail from a miserable tenant they had.
They used to apply late fees on the 6th and now since being bought by RR LIVING, they apply $120 on the 4th. So if you’re on a semi-monthly pay with your payday falling on the 5th as most do, do not sign here unless you want to pay an extra 120 a month
for paying on the 5th. They also won’t accept any payment without the late fee and threaten to file eviction even if you pay everything but the late fee. Imagine getting evicted over a LATE FEE. They refuse to accept anything to work with you and make a fortune off these late fees.
I’ve had several friends move out of here, they’ve hired cleaners and requested walk throughs for their move out, but they REFUSE to do walkthroughs with you. Why? Because they keep everyone’s deposits. I can’t wait to move out this month, and I just know they’re going to come up with anything and everything to keep even more of my money. Not to mention, lots of these 5 star reviews praising the property and staff are coming from the staff themselves 😂

I filed a complaint regarding the discrimination I experienced at the property. I spoke with RR Living and have yet to hear back. Spoke to Anita, hope to hear back soon.

Why doesn’t anyone answer the phone? There is an issue that’s needs to be addressed. Management of the property ignores emails. The young lady that answers the phone for the property is nice and gave the only two phone numbers she had for a Stacy in your office and no one answers the phone. One of those numbers was a google number. This in itself is unprofessional. Then the other number no one answers and the voice mail is full. I don’t understand how a business does not communicate with the public- residents

My ex-wife and three children live in one of these properties located in Indpls, IN and they have been forced to live in an apartment with temperatures inside over 90 degrees for more than three weeks! They do not return phone calls or seem to give the slightest thought to the well being of their tenants. We have contacted the corporate office with no results and planning on contacting the local news. I would not recommend one of the properties to a homeless person.

I was planning on moving into one of there apartments in the beginning of september but unfortunately got put on leave from work due to a spine injury so i financially couldn’t and so i already put the security deposit down but i went and asked for a refund and they were so kind to say they would give me one. It’s been two months and i’m still waiting on it . I’ve contacted the apartment complex MULTIPLE times. RREAF residential MULTIPLE times and no one has answered me . I will not give up bc that’s my money i need back. I do not recommend this place .

This company took over right after I moved in.
They have managed to let it deteriorate and look trashy. There is no maintenance personnel. I have had plumbing and electrical problems since I moved in. We had a dumpster fire and the burned mess is still there and not been cleaned up. It is an older complex, but it could be maintained and remain nice. The only amenity is the pool, so one would think they could manage to keep the place nice.
