I lived at the Peachtree Hills property for the last two years and I loved it. Its a great price for the size and location and I always got compliments on my place. It is in a cute neighborhood located next to a park with a track where I used to meet my friends and walk/hang out/play sports. The very few times I needed maintenance or the leasing office they were super on top of it and really friendly. The neighborhood also is a short walk to Marta as well as some super cute neighborhood restaurants. Also, I know this is big for a lot of people, this is the ONLY place I have ever lived in Atlanta where I never saw one bug inside. I will miss this place and would for sure recommend it.

ASHLEY is extremely rude and difficult to work with! I am honestly surprised she still holds the manager position! I lived at 742 Monroe DO NOT LIVE THERE!!! Homeless people loitering, pooping in thr parking lot, setting up a TENT in the parking lot etc. ROACH INFESTED. No parking, no guest parking. You can live somewhere much nicer which MUCH NICER STAFF for the same price or less. DO NOT LIVE HERE BEWARE!! I broke my lease it was so bad… seriously save the money and do not live here!!!!

I lived in 833 Ponce de Leon Ave NE (apt 10 specifically) from September 2022-September 2023.

I really had nothing but problems here. Clay at the front was pretty much the only good thing about living in an MLC property. He was always polite and kind, and seemed to sympathize with the issues we had that he didn’t have the authority to fix for us.

I went to school in savannah, and housing there is a whole different beast, so I thought I was prepared for living in an older place like this. I was not. We were blamed for water damage because we had a portable washing machine (which isn’t prohibited in the lease,) and wasn’t used in the area that was damaged. When we filed a claim with our insurance, MLC never provided a concrete invoice. When we requested them, we were sent a screenshot of an email. Obviously, that is not a replacement for an itemized invoice. After chasing MLC for around 10 months, insurance ended up reimbursing us because they didn’t want to take MLC to court, which was what the next step was.

I wish I would’ve had the money to have someone in to do mold testing, because the year I spent in my MLC apartment was the sickest year of my life. I threw up weekly, was constantly weak and nauseous, and got regular headaches. I was never able to find out what was wrong with me, but considering all symptoms went away when I moved out, I have to assume that it was something to do with the environment I was living in.

I’m a good tenant. MLC even said that the apartment was rented out quickly to the next tenant because of how nice I kept the apartment. If you’re thinking of moving to a property managed by MLC, I would encourage you to only do so if you’re willing to sacrifice a year of mental and physical wellness. If not, keep looking! I personally paid 1595 for my apartment, which was one bedroom, one bath, poorly maintained, and on a property with no amenities. I moved just a couple of miles away (from Virginia Highlands to Old Fourth Ward) into a 2.5 bath townhouse, with a dining room, laundry, a balcony, and abundant storage in a community with amenities. For 1800. Trust me, don’t let 205 dollars a month trap you into an apartment that will make you miserable.

They’re unique apartments with antique finishes and character, and all the quirks and complications that come with living in an older building. Be realistic! I genuinely think some of the older features give my apartment a more cozy and comfortable vibe. Management is super responsive and helpful with maintenance requests and any questions I have, they’re friendly with communications, and I haven’t had any issues since I moved in (July 2023). Highly recommend! Especially for young adults!

One of the worst properties that I have ever had the displeasure of staying in. I stayed at the complex on ponce pl ne. There was excessive water damage, mold, bad ac units, small storage space, disgusting bathroom finishes, improper repairs on floors, a gross shared laundry unit which was not cleaned regularly and there was also a significant pest issue (roaches), if you didn’t call to make sure to get the treatment, mind you we were clean and never let food stay out longer than an hour. They also didn’t pay the cities trash collection so we had trash piling up outside of the apartment for a good month and a half causing pests to flourish around the area. They never kept the grounds either there were even bees burrowing in some of the walls.

There was also a sketchy clause we had to sign about led paint being used, that we felt pressured to sign.

The only positive was the location and the kitchen cabinetry which honestly was also lacking.

For the price I spent for a one bedroom you could easily get a 2 bedroom with double the space and quality for 300 or even 60 dollars more since they’ve arbitrarily raised the rent since I left.

I remember when moving in there was also an issue with the caulking in the bathroom causing the bathroom to smell like rotten food/decaying carcasses.

The amount of disrespect we received as tenants was astronomical. We were blamed and forced to pay out of pocket costs for water damage that was close to the monthly amount of our rent, for the apartment below us. When we filed a claim with our insurance they dodged our insurance company to stall the investigation, (because I suspect there were many more underlining issues to the complex itself that would have costed them way more in legal fees). We ended up getting our money back, not cause the investigation went through but because our insurance had to settle for the amount since they were never able to get a hold of them in the first place. (which we received near the lease ending btw.) Ashlie had to be one of the worst people I had to deal with in that year, very dismissive, rude, and cruel at times. We’ve never made a late payment, and we’re never a nuisance to the other tenants either, so really I’m guessing that’s her baseline personality when dealing with tenants.

I’ve seen the positive reviews and I would implore you to take them with a bucket of salt on the side. They say a broken clock is right twice a day, in this case a moldy, infected, pest ridden clock.

The word “unique” was thrown around here and there in the reviews. From my experience I’d say that the apartment was ‘unique’ in a way a stray cat with mange and a missing eye is, or a rat with 3 legs and missing tail.

I could go on for hours about how horrible they were, but I would like to save myself the time and frustration of reliving the situation in my head.

Please take my advice and NEVER sign a lease with them. Slum lords is too kind a word.

p.s Ashlie, if you are reading this, I hope you get everything you deserve, and for future reference a deposit is quite literally the least you did and not really worth mentioning as a benchmark on your quality as a property manager.

After helping a friend deal with a bad property management company, I realize how great MLC truly is! They keep the property well-maintained. Good communication. Very responsive and helpful. When there was a cold snap around the holidays, they checked on the apartments of people already out of town. The apartments are old and have quirks, but that's part of the charm, and MLC does a good job of making modern updates. Overall, very happy!

I lived in a corner unit at the Virginia Court Apartments for a little over a year and loved my time there. The apartment had an old charm, was in a quiet neighborhood, and had plenty of sunlight. The management responded to all my emails and maintenance requests promptly, and made the moving in and out process seamless. I really appreciated Ashlie's help on my moving out day. I left my prior apartment complex because of steep rent increases and was pleasantly surprised that my rent increase here was on the reasonable side. Sad to be leaving but I hope someone else will enjoy their time just as much here.
