When my hot water tank burst on Friday, Dickinson arrived very quickly and made sure everything was safely shut off. He even drained the remaining water to prevent further leaks, as the tank had already started leaking into the surrounding area. By Monday, Dickinson and Jose had the new tank installed swiftly and efficiently. They also returned a few hours later to confirm everything was working properly. The coordination and prompt service from the team were outstanding, and I truly appreciate how smoothly everything was handled. Highly recommend!

The environment as I walked into the office was very welcoming, and everyone was extremely helpful, from the concierge to the Manager of the property, they all helped and were able to answer every question with detailed information. More specifically the assistant property manager Mrs. Vasti was very attentive and showed great knowledge.

I was a resident at The Mercantile (more specifically, The Element) for 2 years and am finally moving out. First off, let's start with the pros:

- Downtown Dallas is a nice place to be in. There is some concentration of homeless people around the area but I've never felt unsafe (although I am a guy, so your mileage may differ). There's a lot of good restaurants in the area, the AT&T Discovery district is pretty cool, and for Dallas it's a decently walkable area.
- It's one of the cheapest apartments I've found that offers a 24/7 concierge while also offering a lot of square footage. The layouts of the living rooms are really open, which I appreciate.
- The people at the front desk are always nice, although sometimes they’re just… gone for like an entire hour.
Now, here come the Cons, which I will relay as a chronological overview of my time here:
- Things went wrong the second I moved in. I walked in the door and see:
- The Freezer won't close because the rubber seal is broken.
- The Washer doesn't work because the handle is torn off.
- My favorite: Parts of the flooring were either chipped, misaligned, or completely broken (pictures below for reference).
The leasing office, which other reviews accurately note has been a complete mess, did not do any pre-checks at all before I moved in. When I toured, they didn't have this unit available to show at all, so I was thrown completely off.
- Be aware that, while the apartments themselves are cheap, there are hidden costs in the form of parking, which an extra hundred bucks, more than anywhere else I’ve ever seen.
- The bathroom was not maintained well, there’s a lot of holes that breed bugs and they come out of/hide in. The porcelain of the bathtub has chips and the faucet leaks water, which I put in a maintenance request for, was marked as completed, but never fixed.
- Unfortunately, once a week at times, the first elevator also went down, and you had to take the stairs. I only had to go 7 floors up, but the stairways were never cleaned and you'd find everything on the floor: condoms, blood, lint, everything. After apparently not working for 2 years straight, the 2nd elevator was finally fixed. Now, both elevators still go down frequently, but at least there's usually one up. Not only that, also pictured below, see that the elevator’s certificate is supposedly in “the leasing office for review”, which is irresponsible and dangerous.

By the end of my first year, they announced that they were getting new leasing people and try to turns things around, so I decided to give it another go. The leasing did improve marginally, but then:
- Maintenance has gotten MUCH, MUCH worse. They used to take a day or two to fix non-emergency things and now they take 3 weeks for even the most important matters. For example:
o My fire alarm was running out of battery and kept beeping, the light in my microwave went out, and my oven’s buttons weren’t working. It took 3 weeks for them to come fix it, and that was after a lot of pestering at my end.
o The straw that broke the camel’s back and made me move: my dryer stopped working. I put in a service request right away. They come in the day after, unplug it, and leave the request on hold. It takes three weeks for them to come back. During that entire time, I have damp clothes just sitting there getting ruined and no one cares.
Finally, they come and repair it. I start washing all of my clothes again, all happy. When I see that the ENTIRE WASHER IS NOW BROKEN AND LEAKING WATER ALL THROUGHOUT MY APARTMENT. I run to all the outlets and unplug my electronics and go down and file an emergency maintenance request with the leasing office. The maintenance guy does come within a few minutes, notes that the washer is now broken as well, and gets a new part the next day. When fixing the dryer, the maintenance guys chipped the door (also linked below in pics)

Overall, this entire building is a mess logistically. I wouldn't recommend that you move here

Let me start by saying Mr.Tyrese Powell yes the best 5star lease agent when I tell you ask for him please the staff will make you feel at home trust me I been looking all around Downtown area that man talk to me to understand how they do things much respect thank you for letting me come back and help me but to see how the other lease agent was with the resident the Manager talk over the phone and made sure I got in to see the property again

I do instacart the apartment is so confusing the person who was at the front desk was no help he stated”I walked right past y’all” we had to get directions from 3 or four people who lives in the building the first 3 people was wrong we spent almost 30-45 minutes in this apartment , only the Penthouse floor have ac the rest of the floors are hot I don’t recommend you living here. Calling the management team right now.

10.15.24: at 1045pm, all elevators were down, again. (see other Mercantile review.) Sigh. At this point, i feel like sabotage is at play...

previously...MOST amenities are unavailable for ½+ year. Today, office started they no longer offer free lobby area wifi. YIKES. Often, (although not all the time) Only 1 elevator for 31 floors, with no access to garage. PREVIOUSLY: ... entry\exit garage gates down since Halloween. UPDATE: exit gate fixed this week.
