Was a tenant for 1 year and Fourstar just was not an ethical company to deal with overall. Any real estate professional in Boulder you ask will gladly tell you all about Fourstars reputation. Their business model essentially includes making profit from security deposits. I’ll give it to them their response times were always very fast but they act like they care but they don’t. In addition the maintenance crews they send out have poor craftsmanship and leave jobs unfinished without notifying the actual property managers in the office, Attached you’ll see a picture of a water damage repair that occurred in our bathroom, and the finished work that looked like this for 8 months and still was like that when I moved out. I was a tenant in the midst of Fourstars illegal billing situation were they ended up having to pay the state a $1 million dollar fine witch was they also know was being let off easy, after being charged with illegally billing customers and paid the 1 Milly they became way more friendly in the blink of an eye🤔

The brief version is that they charge deceptive fees, have very questionable maintenance practices, and their employees are hostile and condescending.

My rep at FourStar was Max Nissen. He was one of the most unhelpful and unprofessional people I have had to deal with. After repeated frustrations with Max, I asked to speak to the manager of their Boulder office. I was told flatly by one of their employees that I was not allowed to speak to the manager and could only speak to Max. I asked to be contacted by the Boulder Regional director, Bridget Rolles, or whoever is in charge of Max and was told I would be, but never was. I asked a second time and got the same answer. Here is a great illustration of how Max behaves: we had our air conditioner serviced twice in a month and it broke a third time, so we put in a request and heard nothing for a while. Finally, my partner called Max and he had the audacity to ask her “So, what makes you think your unit has an air conditioner?”... by the fact that we do and it’s been serviced by you twice. Often he would tell us that maintenance would be arriving at a certain time and the people showed up hours earlier or later. Sometimes maintenance workers would just show up with no notice whatsoever.

Besides the staff being incompetent, they charge so many fees on top of your base rent. We had a fee of $120/month that our lease said covered yard maintenance and shoveling snow in the winter. After 6 months of living there we never had yard work or snow removal done, so I put in a request and they left most of the weeds, used a weed whacker on our flowers, and covered our potted plants with leaves and literal trash, killing them. Max asked me to text him pictures, I did, nothing happened for weeks. I kept calling once a week for updates and Max got angry and told me he would give me an update when he had one. One week he told me he didn't even know what I was upset about and told me he had no record of a maintenance request.. because he asked me to text him the pictures and told me he would take care of it. He then asked me why I was making such a big deal about it, which is easy for him to say because he wasn’t paying $120/month for services he wasn’t receiving. It wasn’t until I called a city arbitrator that they started doing regular yard maintenance, but it took a few months of back and forth and the yard was never fixed completely.

It is apparent that FourStar fosters a culture of maliciousness towards the general public and are not accountable whatsoever. If you are renting from them and experiencing these things, the city has resources for dealing with them and you can also contact the Colorado AG's office if you believe they are violating your rights as a tenant.

Truly a terrible company and by far the worst property management company in Boulder. I have never seen such a disorganized property management company until I signed a lease with them last year. Maintenance issues that weren't being resolved were a constant problem and now they have lost my forwarding address for the security deposit. Should be called Zero Star Realty.

Worst customer service I have ever experienced. Maintenance takes over a month to be completed and there’s no communication as to when someone will come. I came to Blake with several issues, he deferred to emailing instead of calling me and was extremely rude when I expressed concerned over package theft. Blake needs training and should not have a job in customer service. Least helpful person i have spoken to at the company, which is saying a lot. Avoid this company and their properties at all cost.

Since moving out they have made the process of getting my security deposit back nearly impossible. They sent the check to my former address, their residence that they know I no longer have access to because I literally just moved out. I even provided a forwarding address upon move out and showed them this proof. I called several times over the course of a week, was put on hold for 25 min while they “spoke to accounting” only to have my call dropped. They told me i could come pick up my check today and I’ve been waiting in the office for over 20 minutes while they try to figure out where it is. I moved out of my apartment 71 days ago and still do not have a check. Every employee is constantly blaming a lack of internal communication which is not shocking considering the inconsistencies with every agent I’ve spoken to

If you want to live in a complex where other residents can physically assault you with no repercussions, please, move into a Four Star Realty property!
Back in November 2022 a tenant on an upper floor started behaving inappropriately. They would blare their music at all hours, well into the night. They threw glass out their window onto the street below, knocked over a moped parked legally in the street. Multiple residents complained until one night after the police were called due to the music blaring at 2am, hindering other residents trying to sleep, this person physically assaulted someone in the hallway and broke the deadbolt of the door across from me. Four Star showed up the next day to take statements, said this person broke their lease and they are working on getting them evicted, and it's now late February and this person is still here and behaving worse. They are frequently banging on other tenants doors. Yelling at a special needs guy who lives downstairs, shouting for no reason, stomping, slamming doors. They have broken the glass in front doors repeatedly. They have damaged other people's property (there used to be plants in the entrance and they ripped the plants right out of the pots). I have felt so unsafe. I've gotten a Ring and sent the videos to the leasing office. I've begged for a security guard or cameras and Four Star has refused to respond. They don't care about you or your safety. They just want your rent on time.

The rent is high, the deposits are higher, and the service is bad. Last month they took an unauthorized large sum from my bank account without authorization so I would not auto pay. The didn't even apologize.

Horrible, predatory practices Including towing my car (which I had registered upon my move in). Increasing rent between lease terms, charging me for carpet cleaning and a cleaning fee and telling me that they only clean the apartments in between tenants as needed.

So, if you are moving in (or out) be aware that they expect the previous tenants to leave the apartment in move in ready condition. Either that or they were less than honest with me and will charge a blanket $250 cleaning fee out of everyone's security deposit. There examples they provided were dust that had gathered on the air conditioning vents, lint in the laundry area behind the dryer.

They charged me for carpet cleaning when the carpets were in the exact same condition at move in.

Do not rent here if you can avoid it!

Have not replied in almost a month about an illegitimate $120/month charge that was paid during my time at one of their properties. I paid my utilities through FourStar only to find out there has been a $700+ xcel energy bill established in my name. I did not open the account under my name, one of their real estate agents did. Max Nissen and the generic emails on their website will not respond to my multiple attempts to clear this up. Shady company who I’m pretty sure had a class action against them recently. Horrible property that was priced far above what it was worth, moved out as soon as the lease ended and steered clear of FourStar!
