We are NOT renewing our lease. It sucks because it’s rental stabilized but it’s not worth it anymore, If you are a current tenant i suggest you jump ship before it gets worse….. because it WILL and is getting worse

if you don’t already know this is a bad area. I’m from the Bronx so I know bad…. This is worse. I don’t know why it doesn’t show on the map but right next door is housing works community healthcare centers. these people that get services form these centers in the area spill out onto the street and now they are moving into the building, I know I spoke to one who was transferred form a homeless shelter. The building apparently gets a tax write off when they transfer from a homeless shelter. Bless these people but they are not fit to live here with hard average people. These people are mentally ill do not work do drugs get government assistance and make a mess of the building

Staff is so nice I feel sorry for what they have to put up with. All of these housing lottery buildings go to crap anyway …

Lived here for a year and had worst doorman and management I ever seen. My refrigerator and washing machine has been malfunctioned for three months and Fernando Solano did nothing to it. Sent over ten emails but got no responses. Also never did move-in inspection. Sebastian the doorman seems like he is the owner of the building instead of doorman. He questioned my few times do i live here with a condescending attitude which is not professional at all.

While the building itself is nice the leasing office and management staff are very rude. Darlene is the person in charge for lease renewals and she is extremely rude and racist. She discriminates against people of color and favors white people. She lied to us about renewal terms and we got to know the actual terms when the actual paperwork came in which was very close to our move out date.

Poor sound insulation is a deal-breaker.

In my time living at Emerald Green, I encountered numerous challenges with noise disturbances that significantly impacted my ability to get a good night's sleep. Street-facing bedrooms are subject to the noise of garbage trucks, loading trucks, construction, sirens, etc., even at night and early morning. Apartments are otherwise subject to loud neighbors and/or loud neighboring AC units. Most apartments have old in-bedroom AC units that are so loud they cannot be used while sleeping.

For noise problems that could be helped, I felt that the building manager and maintenance did not adequately help. I made about a dozen complaints about a neighbor's sound system as well as their AC unit which caused a loud buzzing sound throughout my bedroom. Neither problem was addressed.

As a result of all the noise disturbances, I had several periods of acute sleep deprivation, which significantly reduced my quality of life. Unfortunately, that far outweighs any positive aspect about living in Emerald Green and I am glad to not have to deal with it anymore.

Edit: Emerald Green has responded to this review but I am no longer a tenant (?) Like I mentioned, I had reached out to the building manager a dozen times and they did not adequately address any issues. Do not be fooled by the fake concern and professionalism - they will not get things done.

BEWARE if you are a current resident renewing your lease and read the 421-Rider closely!!!! If you are in a rent stabilized unit, Glenwood Management will purposely mislead you by leaving out an additional 421 tax abatement charge on your lease agreement but including a rider hidden on page 19 out of 47 of your lease. The total on the lease summary page will NOT include the additional tax abatement amount (4.4% of your monthly rent), it will be blank. But your lease will effectively go up by the additional 4.4%. They purposely leave it out on your lease agreement and state a lower rate so you are misled.

My rent increase was 7%+ plus rather than the 3% rent stabilized maximum as a result of this. I want to make sure other tenants do not have to go through the hassle and stress of dealing with this.

Please read! I decided not to sign a lease as Elena has been hard to impossible to work with. She is beyond not helpful and her responses are short, unprofessional and often rude. She comes across extremely condescending, arrogant and has a very patronizing demeanor. She carries herself as she does not care if somebody takes the apartment and she is better than any potential tenants! When we want to lease a two bedroom apartment, we don’t know why we would have to subject ourselves to this behavior. We have lived in other glenwood managed buildings and loved them but never met a more arrogant and unhelpful person like her. While touring an apartment with her she could not have put less effort and look more bored. She barely told us anything and anything we asked her we received an unhelpful response. We have friends living in this building and they hated to deal with her too! Other friends did not move in too because of her. While the building is nice and they are at good occupancy rate, she needs substantial training. Please get her training. She is unpleasant to work with and I have heard this from multiple people too. We took our business to a high end building who were happy to lease us a two bed room and we could not be happier! Feeling welcome when u pay such a steep rent is always good! Glenwood should implement a survey to gauge feedback on her after each signed lease or touring apartment! Please be warned - u will leave stressed and frustrated after an appointment with her! She also needs training on how to write emails. She fails to respond to requests or questions asked and just sends short and not very helpful emails with leaving open questions. We asked if we can talk to her to be more efficient after some emails that left us more confused due to her mistakes and lack of details but she never responded to that request. I feel you get boilerplate emails from her and she does not read your email carefully! She definitely needs substantial coaching and training on how to work with clients.

Also Frank is extremely rude and not helpful.

I lived here for two years and I miss it dearly.

The apartment (2b2b, facing the inner courtyard) was great, the building had no major issues (boy, do I miss having elevators that just show up almost instantly), great amenities (miss the swimming pool and jacuzzi so very much), and super friendly staff (shout-out to Sebastian, whose efficiency is just out-of-this-world).

They also did a great job of managing things throughout the pandemic, which I greatly appreciated.

We only moved because we needed a change of pace (away from the crowded/touristy neighborhood and everything that was happening in midtown, and into a calmer area more suitable for small kids); otherwise, we would have kept on renewing our lease.
